A well-built roof should last at least 25 years, depending on the quality and durability of the material. But as with everything else in your home, it will wear out. Here’s how to tell when the time has come to replace your roofing system.
Your roof is old
If you bought your house new, be sure to keep records of any repairs through the years. If not, you can always ask the previous owners when the roof was replaced or check for building permits from your city offices. Once a roof is 20 years old, it’s a good idea to get an inspection from an expert.
You’ve had multiple repairs
Keeping up with repairs is essential and fixing small problems can significantly extend the life of your roof. But after a significant number of repairs, or if a large repair totals half the cost of a new roof, it might be more cost effective to consider a replacement.
The damage is visible
If you see significant wear and tear all over your roof, it’s likely there’s even more damage underneath. And if you have mold growth, it’s safe to assume your roof isn’t draining like it should. Allowing rot to go unchecked is only making the problem worse and could seriously compromise the integrity of the inside of your home.
